The California Department of Housing & Urban Development (HUD) is part of the California Business, Consumer Services and Housing Agency.   • You must take and complete a HUD homebuyer education course

To take advantage of home buying benefits, once you have met the FHA loan requirements, you must look for a home that is also eligible. The home must meet a number of stipulations. Firstly, your prospective home must be an existing or a newly constructed family home at a cost less than HUD’s maximum sales price limits. Secondly, it must be located in a city or county that has funding available for the homebuyer assistance program. Thirdly, the home must either be occupied by the owner or have been vacant for a minimum of the previous three months. Finally, the house must pass a HUD health and safety inspection.

  1. Building a home: Another of the benefits offered by the Department of Housing and Urban Development aimed at helping low-income families, is the opportunity to build a home. For this home buying benefit, you must have:
  • A good credit status (you may still be eligible even if you have no credit)
  • A stable income from regular employment and other income sources
  • An income that does not exceed HUD eligibility standards
  • Ability to meet the HUD labor requirements
  • Permanent resident status or be a U.S. citizen

Qualifying this home buying benefit will give you a number of advantages, one of the main ones being that you and your family will have a new, energy-efficient home with a low down payment and no closing costs included in your mortgage. Section 8 Housing

Section 8 of the Housing Act of 1937 is a home renting benefit that authorizes the payment of money to assist with rent to a private landlord. Part of this home renting benefit is the Housing Choice Voucher Program, which allows tenant-based financial assistance so that a renter may move from a rental unit of minimum housing quality to another of the same or better quality. To be eligible for Section 8, you must be a low-income household, elderly or disabled.

This home renting benefit has numerous advantages. Firstly, it allows you quality, affordable living, even if your income is low. It also ensures that the rental home is inspected and meets California’s HUD safety and sanitation codes. Affordable housing is suitable for the elderly, the disabled and families with children. Rent is based on the size of the home you need and your income.

Section 8 home rental benefits mandate that you stay in the home for a period of at least one year. After this time, your lease will renew automatically unless you or the unit owner provided written notice that you no longer wish to renew. Such notice must be given in advance. If and when you decide to move home, you must give a of 30-day notice (minimum) and sign a Notice to Vacate.

California home renting benefits also extend to project-based Section 8. This is another government-funded program that helps low-income households rent privately owned rental units. In this case, the rent subsidy remains with the building; and when the tenant moves out he or she no longer retains the rental assistance. To qualify for this program, you must meet the Department of Housing and Urban Development’s required income limits.
